Oh dear, there I go again shouting! I’ll try to settle down. You just have no idea how much fun it is to have Open House at a lovely home in Alta Sierra. I think Open House Saturday is a wonderful event. Maybe folks don’t realize it but Open House is not something most Realtors embrace. There are many reasons but the biggest one is there are just so many myths about the success rate of Open Houses for the time it takes to get it together.
But WE are Coldwell Banker Grass Roots Realty and we KNOW how to turn out the people for an open house and WHY! So TODAY from 11- 3:00 there will be many homes on Open House Tour and signs and arrows everywhere. So if you are in the market to buy or if you are thinking of selling and want to see many properties at once to help you assess your home readiness for sale, then come on out and see us, one and all!
One of my best friends asked a brilliant question the other day. What exactly DO YOU DO at an open house? That depends! If you are a buyer but have not yet found a Realtor, then this is a perfect opportunity to come out and see working real estate agents in ACTION. We are all different and you can “shop for an agent” by seeing how they conduct themselves at an open house. Are they friendly and knowledgeable? Easy to understand? Do they KNOW the market? Can you approach them or do they sit in a chair reading or doing their crossword puzzle and let you roam around the house (not a good thing)? Are they ready to answer questions? Do they present the property with enthusiasm? If you are a buyer, it is a much easier to hang out with someone who has a passion for their work than someone who just opens the door and lets you wander with your unanswered questions. On the other hand they may talk so much you are overwhelmed with information about that home when you just wanted to see if there was a view from this side of the street!
As a seller, especially an upcoming one, you get to see how this agent and that will present the home. Are they calm and cool, or do they act anxious and afraid? Do they give you the sense that they are going to feel comfortable responding to the myriad questions other agents and folks will be asking about your property? Are they happy explaining what they do and how they do it that might be very different than the other agent down the street? This is a shopping trip for you too. You get to see if this agent can handle the marketing and contracts and escrow for you on YOUR home in a professional manner, but still relate to what you might be going through as you move from the family home to a “next home” or downsize after a serious family event.
An agent should be able to be sensitive to YOUR life situation and assist you on the road to your next home. Real estate sales is multi-faceted and can be daunting for most people. Especially those who are very well versed in their own fields but have only sold two homes in their entire life.
So go shopping for home or agent, or just snoop around, but take your time and get to know the agent. Open House is your freebie. An opportunity to walk in to a home where someone is willing to welcome you. You do NOT need to make an appointment or have a Realtor with you. If you DO have another agent like (Deb St. John, your favorite Realtor) then please tell whoever is there you are working with me as a courtesy to that agent.
